Limited Partnerships

The Limited Partnership was created by professional money managers, property managers and real estate experts to maximize the return of investing in real estate.

Its mandate is to take early positions in a portfolio of real estate properties, focusing on condominium hotel conversions, fractional vacation ownership, and other vacation resort concepts; and to invest in land for rezoning and stage one development for sale to developers.

The limited partnership is composed of a strong team of seasoned leaders, with supporting experts of real estate professionals that find, purchase and maintain real estate investments. The team members bring a broad range of skills to the important task of running a growing, multinational real estate and hospitality-focused organization. This blend of experience from both within and outside of the company is building a successful resort real estate company.

Real Estate

The most important aspect of real estate investment is time. A seasoned investor knows that there is no "quick buck" to be made in real estate investing.

Money and wealth are accumulated over time, as debt financing is paid back through cash flow, and in the time it takes for a property to appreciate in value. Everything comes with time. The secret ingredient in real estate investing isn't money... it's time. Furthermore, a property will only appreciate if it is in the right location, location, location!

Investing in real estate also requires multi-disciplinary, entrepreneurial skills and a vision of population and other trends, which is why not everyone is always successful in real estate buying and selling. In fact, most people aren't willing to take the time and risk that real estate investing entails, and at most own a principle residence and perhaps a second vacation home. Investing in real estate requires a great deal of time and the patience to wait for the right deal. As such, for novice investors, direct real estate investing requires more experience. Investing in managed real estate is the way to eliminate this disadvantage and it should be one component of an investor’s investment diversification portfolio.

There are several strategies when investing in real estate, from buy and hold to buy low-sell high. The other event of buy high and sell low happens in some distressed areas, and during periods of recession. Careful planning and choosing the areas based on demographic and other trends help minimize this occurrence. But it may happen in the short term and an investor should always be aware of the risk associated with any investment.
